The difference between hitting our minimum and maximum targets and why this matters. We’re on a mission to help small-scale developers build more homes. The #1 issue stopping small-scale developers from building more homes is access to finance^. Banks don’t want to deal with small (sub $5m) infill developments, large non-bank lenders have restricted lending in this space, yet it’s the small-scale developers who are building new homes where people actually want to live; they’re building homes we need in Australia — e.g. affordable housing like co-living developments, specialist disability accommodation, and modern methods of construction. We finance the best of these projects. In an equity raise like this with Birchal, we set minimum and maximum targets. In hitting our minimum target we can continue to do business as usual, hire an extra person in our borrower team, and work on growing our investor base. If we hit out maximum, then we unlock the opportunity to truly make a difference to building more homes. Among other things, we can recruit essential specialists to unlock the bursting pipeline of property projects looking for finance. Crucially, we can invest in critical R&D to create products to support efficient and sustainable building, and new products to finance specialist disability accommodation (SDA) for NDIS participants, a vital need and huge opportunity. Market opportunity for CrowdProperty There is a serious need for more homes to be built in Australia with the shortfall only forecast to grow in the coming years. Large greenfield developments out of town are not the only solution and don’t provide homes where people want to live and where there’s pre-existing infrastructure. A big part of the housing shortage solution is infill developments which are the domain and expertise of small-scale developers. We're talking about duplexes, townhouses, small apartments, renovations, affordable housing like co-living, and critical needs developments like specialist disability accommodation (SDA). Small-scale developers can build these homes at scale if they're enabled to do so. In our 2023 survey of small-scale developers, the #1 issue stopping them from building more homes is access to debt finance. The banks don't want to support these projects, and don't have the expertise to understand them. We do. The market opportunity for CrowdProperty is significant — we lend expert finance only to small-scale developers to build these desperately needed homes.
